However, when it comes to buying or building a new house, there are a lot of questions you probably just don't have the answers to. After all, this is probably the first time you've gone through the process of choosing a house style, floor plan, materials, fixtures, appliances, and the dozen other options that come with customizing a new house.
The good news is that you don't have to have all the answers before you speak to a builder like Paradise Homes—you don't even need to have a design in mind!

So What Do I Need To Know?
Though we can walk you through your choices from start to finish, there are a few things that are helpful to know ahead of time:
Where are you going to build?
Location is important to know right off the bat for two reasons:
1. It will help to determine extra costs you may incur, such as HOA dues, zoning issues, perk tests, or utility hookups. It will also help us figure out the best way to deliver your home.
2. It will help to determine what kind of home will work best with your property. Is your lot sloped? You may need a full basement instead of a crawl space. Is the property oddly shaped or have specific setback requirements? Maybe a ranch won't fit, but a cape cod design will.
Having an idea about where you want to build is important, but even if you don't yet own the property you have in mind, we can come out and evaluate the lot to advise you on any potential surprises that may pop up.
What is your budget?
Have you spoken with a lender or mortgage broker? It's helpful to know your budget when showing you home options and floorplans, because it helps us to eliminate choices that are out of your price range. We don't want to show you $300,000 home styles if your budget is $150,000. It's best to get a pre-approval letter from the bank, but even a ballpark idea will help us to show you appropriate options.
What are the "Can't Live Without" features?
If you're looking at a building a new home, you likely have some things you really want that home to include: a second bathroom, a big kitchen, laminate wood floors, a cathedral ceiling, an open floorpan, a big garage...the list of "must haves" is different for everyone. So make a list of "Can't Live Without" features, as well as a "Must Not Have" list if there are certain things you know you don't want. This will help us narrow down options to only the floorpans that you'll love, and make the entire process faster and more fun!
